🔍 Buyer Beware: 10 Real Estate Myths Busted: What every buyer in Jerusalem needs to know (but no one tells you).

💥 Myth #9: New project = done, dusted, and ready for keys.

Reality: Without a Tofes 4 (occupancy permit), your new place is just an expensive shell. No mortgage, no utilities, no move-in allowed.

Always ask:
✔️Does the building have Tofes 4?
✔️If not, when is it expected?
✔️Is your contract protected against delays?

Tuesday (September 16)

Community Selichot (Info here) - Come together with your community in Ginot HaIr for a moving evening of selichot and learning.  Join a united Sephardi-Ashkenazi tradition for prayer, reflection, and learning, hosted by the Pardes Institute and local Beit Midrash partners. Classes will be offered in Hebrew, English, and French, so you can daven and study in the language that touches your soul. 

Women in Tech JLM Event (Tickets here) - Jerusalem’s startup scene is buzzing and this event puts women at the center of it all. Join Women in Tech® Israel, Yissum, ASPER-HUJI Innovate, and Tech It Forward for an evening of inspiring conversations, meaningful networking, and a celebration of the people and ideas driving the city’s tech future.
