🧠 Real Estate Hack #1: Don’t Just Buy the Apartment… Buy the Whole building

Okay, not literally the whole building — unless you’re feeling extra ambitious. But seriously, in Jerusalem, the condition of the building can be just as important as the apartment itself. Before falling in love with the granite countertops and view of the Old City, ask:

🏢Is the building on Tabu (private) land or Minhal (leasehold)?

🧹Is there an active va’ad bayit keeping things clean and orderly?

🚧Any whisperings of pinui-binui or major renovations on the horizon?

Because even the prettiest apartment can lose its charm if the building is falling apart. That’s why CapitIL always does the homework behind the scenes — so you don’t get any surprises later.

“I’m originally from Boston, MA, and I made Aliyah in 2020 smack in the middle of COVID. Though I started off my Israel journey studying psychology in Givat Shmuel - shout out Bar Ilan Class of 2025! - I made my way to Jerusalem this past summer.

For fun, I started a Tiktok page trying to share what daily life looks like for an Olah Chadasha in Jerusalem. It’s totally taken off, and my passion for socials has now become my main hustle! I realized how much I enjoyed creating content and building online community, so I’ve shifted my career more into social media and marketing. HMU for any and all of your social needs.

My hottest take on Jerusalem is that, contrary to all the sem and yeshiva kids, I don’t think that Ben Yehuda or Yaffo are the best place in the city. I absolutely LOVE Derech Beit Lechem - it’s quiet serenity and beautiful buildings are balanced by literally every store you could need, and each shop owner has a more interesting story than the next!”
